Built-up, carpet and balcony come from the typical floor-plan sheets; the super area comes from the developer's separate super-area sheet for the same six plans, which carries its own note that super area is RERA carpet plus balcony, external walls and a proportionate share of common area, that some units vary, and to "check the area with the marketing team at the time of purchase". Four apartments sit on each floor, and the key plans on those sheets name the Denali, Everest and Kili West towers. Balconies are printed separately from carpet, which is why they get their own column.

Super area, built-up, carpet area and balcony: what each number actually means

Four numbers sit against every plan above, and buyers lose money by reading the wrong one. They are not competing figures. They measure different things.

  • Built-up area is carpet plus the walls of your own apartment and its balcony — the middle figure. It is bigger than carpet and smaller than super, and it is the number most often mistaken for one of the other two.
  • Carpet area is the usable floor inside your own apartment walls. It is the measure RERA defines, and it is the figure your builder-buyer agreement is written against. If you want to know how much floor you can actually stand on, this is the number.
  • Balcony area is printed separately because the exclusive balcony sits outside carpet area. It is real, usable space, but it is open space — a 426 sq.ft balcony and 426 sq.ft of indoor floor are not the same thing to live with, so read the two columns apart rather than adding them in your head.
  • Super area is carpet plus the walls plus a proportionate share of the shared spaces you part-own — lobby, lift core, staircases, corridors and club. It is the marketing and pricing measure rather than a RERA-defined one, and a per-sq.ft rate is usually applied to it.

The practical consequence: a rate quoted per sq.ft of super area buys you the smaller carpet number, and the gap between the two columns is what that ratio looks like on this project's own sheets. Read the two side by side for the exact plan you shortlist, then ask for both figures in writing before you pay anything.

One more thing worth knowing before you compare sources. The January 2026 launch materials describe the configurations in wider super-area bands — 1,800 to 1,850 sq.ft for the 3 BHK, 2,100 to 2,200 for the 3 BHK with servant and 2,600 to 2,700 for the 4 BHK with servant. Those bands and the plan-sheet figures above come from two different documents, and we do not reconcile them for you by arithmetic. Ask the desk which document governs the unit you are looking at, and take the carpet figure in writing — that is the one your agreement will carry.

What sits around the apartment

The balcony column is large for a reason: the deck describes wraparound curved balconies, with each apartment three-side open and the towers positioned diagonally for airflow. Entry is through a grand double-height tower lobby, and the deck records "3 large passenger lifts and 1 service lift in each tower" along with minimal vehicular movement on the surface. Of the parking level it says: "Basement with 28 cutouts ensures abundant natural light."

Specifications documented for the homes include VRV air conditioning in all rooms and imported stone flooring in the living, dining and kitchen areas. Design is by AEDAS with DFI, with landscape by Coopers Hill.

Where the deck shows imagery of these spaces, it labels it "Artistic Impression" or "Stock images for the representation of only" — treat renders as intent, and check the sanctioned drawings for anything you are buying on.
