Why the booking demand is the number that matters
Section 13(1) of the Real Estate (Regulation and Development) Act 2016 says a promoter shall not accept more than ten per cent of the cost of the apartment as an advance payment or application fee without first entering into a written agreement for sale and getting it registered.
The price list's construction-linked plan opens at ten per cent of the basic price, the same percentage the statute caps against the cost of the apartment. Nothing above that first demand falls due before you hold a registered agreement, and the agreement is the document that carries your binding schedule. Practical consequence: pay nothing beyond that first demand until the agreement for sale is executed and registered in your name.
When does the money actually leave, under the construction-linked plan?
Read by stage rather than by percentage, the plan divides into three unequal parts. The first three demands take the total to 30%: 10% at booking and 10% at each of the next two stages. The middle 60% is tied to slab and flooring progress, so that portion tracks the building rather than the calendar. The final 10% is held back for the occupancy certificate and the offer of possession.

The shape is worth noticing: only a tenth of the price waits until the very end, and the largest block moves with visible construction. Ask the desk which certificate evidences each slab stage, and who issues it — "on slab" means nothing until you know whose slab and whose certificate.
What was the 30:40:30 plan on the August invite?
The Experience Centre weekend of 22–23 August 2026 at Omicron 1A carried an invite printing an exclusive 30:40:30 plan* (T&C apply), splitting the basic price into three tranches: 30% at the start, 40% in the middle and 30% at the end, on the invite's own ratio.
Two things are worth keeping on the record. The invite printed the ratio but not which milestones anchor the middle and final tranches — that is the question to settle in writing before it means anything. And whether that plan still applies to your unit is a question for the desk, not for a page: ask which plan is on offer today and get the answer on a dated cost sheet.
The developer's invitation for the 7 Peak Privé, Saturday and Sunday, 12 and 13 September 2026, from 11 AM at the Eldeco Experience Centre in Omicron 1A, carries a “Pay 10%** now and nothing for 24 months” scheme, with Tata Capital Housing Finance as the scheme partner. The scheme's own disclaimer: the no-EMI arrangement is promoted by Tata Capital Housing Finance, the developer continues to demand instalments as per the standard payment plan in the Agreement to Lease, and the EMI or interest liability for this period sits between Tata Capital and the home buyer, not the developer.
Do all six plan types convert the same way?
Yes, almost exactly. Across the six plan types the price list prints, carpet area lands between 54.2% and 54.5% of super area — a loading of 83.4% to 84.3% on our arithmetic, a spread of about one percentage point end to end.
That consistency is the useful part. Stepping up from Type 1A to a Grande or to the 4 BHK buys more absolute space on the same conversion, so the choice is about how much room you need rather than about which plan is the better deal. And when you compare this project with any other, compare carpet against carpet: two identical super-area quotes can describe very different homes. What to get in writing before the first cheque
